How Your Heating and Cooling System is Affected by Drastic Changes in Weather
Living in Hampton Roads has many benefits...but one of my favorites is that we get to enjoy all four seasons and sometimes all within the same week it feels like . One day it’s in the 30’s and the next it will be in the 70’s or even 80’s.
So how does this affect your heating and cooling system?
As we get closer to spring we will have more warm days and more cold nights. Switching your HVAC system between heating and cooling modes can create an extra workload on your unit and there are a few things everyone should be aware of to ensure hat your system runs smooth for many years to come.
In most cases, switching between heat and cooling mode on your thermostat is generally safe provided you follow a few key steps:
1. Always remember to set your thermostat to “OFF” first and wait 5 minutes before switching to another cycle or mode. This will allow refrigerant pressures to equalize and prevent short cycling which can blow fuses or trip breakers or even cause compressor lock out situations. Some newer digital thermostats have built in timers to prevent this but only work properly provided the batteries are fully charged so the best advise is to wait it out.
2. Adjust your thermostat. Once you have switched from heating to cooling mode you can now adjust your temperature to what is comfortable. The US Department of Energy recommends setting your thermostat to 78 degrees when in cooling mode. Reducing your cooling to temperatures of 72 degrees could increase your cooling cost by as much as 47 percent.
3. Schedule your tune up. Do you have an annual maintenance agreement for your system? If not, any local HVAC company can help with this. Having your system checked out twice a year is crucial to ensure that everything is working properly and is ready for each change in season.

Unfortunately nearly 90,000 customers were impacted across the Dominion Electric VA system according to several news outlets. Without power and heat you are more susceptible to freezing pipes. Locally more than 50 residents of the Heron’s Landing apartments off of Military Highway in Chesapeake have been displaced due to a sprinkler pipe burst this past Sunday night. All these men and women have been homeless in the past and now have to stay in two Chesapeake hotels before they can return home due to flooding of their units.

Frozen pipes are one of the most common plumbing problems within the home and water pipes burst because the water inside them expands as it gets close to freezing as this causes an increase in pressure inside the pipe. It doesn’t matter how new your house is, everyone is at risk. Frozen water pipes are a problem affecting a quarter-million families each winter, and it can happen in homes with PVC, brass iron or copper pipes.

The potential water loss from burst pipes in your house can be as much as 400 litres, that’s 2 full baths an hour. This means if you were away for a full day you could have up to 9,600 litres of water or 48 full baths of water in your house from burst pipes. A 1/8-inch crack in a pipe can gush up to 250 gallons of water a day, causing flooding, serious structural damage, and the immediate potential for mold.

The damage, expense and overall mess that can be caused from a water line that freezes and bursts is nothing that anyone wants to experience and the situation is not as simple as just calling a plumber and having it fixed quickly.
<br />
The good news is that there are ways to protect your home. There are several causes of frozen pipes and they are; quick drops in temperature, failure to drip faucets, failure to wrap outdoor spigots, poor insulation, and thermostats set too low. Here are some easy precautions you can take to prevent this from happening to you and your home.
Insulate pipes in your home's crawl spaces and attic, even if you live in a climate where freezing is uncommon. Exposed pipes are most vulnerable to freezing. The more insulation you use, the more protected your pipes will be.
Heat tape or thermostatically controlled heat cables can be used to wrap pipes. Be sure to use products approved by an independent testing organization and only for the use intended (exterior or interior).
Make sure any openings on the outside of your home are sealed to keep out the wind. Seal all leaks that allow cold air inside where pipes are located. Look for air leaks around electrical wiring, dryer vents, and pipes, and use caulk or insulation to keep the cold out. Often, it’s not the temperature as much as the temperature and wind combination that will freeze your pipes. In other words, with severe cold, even the tiniest opening can let in enough cold air to cause a pipe to freeze.<img src="https://assets.site-static.com/userfiles/1367/image/weatherstrip_300_01.jpg" width="300" height="248" />
Before winter hits, disconnect garden hoses and, if possible, use an indoor valve to shut off and drain water from pipes leading to outside faucets. This reduces the chance of freezing in the short span of pipe just inside the house. By leaving the hose on it, it will retain that water and the hose bib (faucet) will freeze and burst. <img src="https://assets.site-static.com/userfiles/1367/image/faucet_cover_400_01.jpg" width="400" height="400" /> Even if you've taken the right preventative steps, extreme weather conditions can still harm your pipes. Here are a few more steps you can take:
A trickle of cold water might be all it takes to keep your pipes from freezing. Let the water drip overnight, preferably from a faucet on an outside wall.
Keep your thermostat set at the same temperature during both day and night. You might be in the habit of turning down the heat when you're asleep, but further drops in the temperature—more common overnight—could catch you off guard and freeze your pipes.
Open cabinet doors to allow heat /warm air to get to un-insulated pipes under sinks and appliances near exterior walls.

If your pipes do freeze, you don’t need to necessarily panic. Just because they're frozen doesn't mean they've already burst. Here's what you can do:

If you turn on your faucets and nothing comes out, leave the faucets turned on and call a plumber.
Do not use electrical appliances in areas of standing water. You could be electrocuted.
Never try to thaw a pipe with a torch or other open flame because it could cause a fire hazard. Water damage is preferable to burning down your house obviously.
You may be able to thaw a frozen pipe using a hair dryer. Start by warming the pipe as close to the faucet as possible, working toward the coldest section of pipe.
If your water pipes have already burst, turn off the water at the main shutoff valve at the street; leave the water faucets turned on. Make sure everyone in your household knows where the water shutoff valve is and how to open and close it. Many hardware and plumbing supply stores sell shut off keys for less than $20 to help you do this more easily. <img src="https://assets.site-static.com/userfiles/1367/image/water-meter-keys-17-2801-64_1000_1000.jpg" width="249" height="249" />

If you are planning to be away from your home while cold weather is on its way, there are several new technologies available to help such as the Honeywell Lyric Wifi Leak Detector that will alert you via your mobile device in the event of a burst pipe or leak from your water heater. <img src="https://assets.site-static.com/userfiles/1367/image/honeywell-lyric-water-leak-detector-main_1200.png" width="272" height="272" />
These devices cost less than $80 and can save you thousands of dollars in home repairs or damage to your sentimental items in the event of an emergency.

It's beginning to look a lot like Christmas.

It's hard to imagine it's already that time of year...the holidays have always been my favorite season! I love everything about them. The Christmas carols, spending time with family (and seeing those that live far away come home), putting up our Christmas tree and decorating the house, holiday parties, gift giving and cooking with the ones you love. To help you get in the holiday spirit and plan for an enjoyable yet hectic season I've put together a list of various holiday events throughout the region. All of these happenings are local, family friendly and perfect wintertime fun whether it be with family or just your close pals. Since kids will be out of school for a few weeks these should also help keep everyone busy.

Winter is upon us in Hampton Roads with the first official day of the season kicking off on Thursday December 21st. Keeping the heat in, the cold out and your energy bills to a minimum are the goals in preparing for winter weather. Are you ready?
What precautions have you taken to help you save money while preventing costly repairs during the holidays? Here are a few things you can do right now for under $100.
Replace Filters - Changing your filters on a regular basis is crucial to ensure your system is running at optimal performance. If your air flow is restricted, your system has to work twice as hard to heat and cool your home thus resulting in higher than normal utility bills and will actually shorten the life span of your heating system.<img src="https://assets.site-static.com/userfiles/1367/image/filter_660.jpg" width="660" height="300" />
Caulking Doors and Windows- Drafts are everywhere. Sealing up drafts will help keep your home warmer throughout the colder months and it’s a relatively inexpensive task. You should be able to get Caulk and the Caulking gun between $10 and $20 depending on where you are shopping. If caulking doesn’t seem to do the trick, consider a window insulation kit that seals the entire window with shrink wrap plastic and a hair dryer. Keep in mind, these kits do prevent one from using opening the window until it is removed but they do a great job in keeping everyone warm.

Sealing Doors - Any door or window that opens to the outside is prone to drafts and there are several weatherstripping options available to ensure your doors remain sealed. Whether you select a tubular rubber gasket, Adhesive backed foam or Felt, all of these line along the vertical edge of the sash or the side jam of your doors ensuring everything is sealed tight.

Cover outside Faucets - When temperatures fall below freezing, your outdoor faucets are prone to cracks and can burst costing you unnecessary expenses. If you have a garden hose attached, disconnect it and be sure to cover it.

Change Ceiling Fan Direction - During the winter months your ceiling fan should run in a clockwise rotation at low dipped. This will draw the room air up towards the ceiling and force the warm air down and out towards the walls.

Install a Programmable Thermostat- Did you know that you can save up to 5% or more on your monthly heating bill by installing a programmable thermostat? This will allow you to follow a set schedule and turn your system down or off when you aren’t at home. Newer Thermostats offer Geofencing technology that utilize your GPS functionality of your cell phone to adjust your system as you come and go from your home greatly improving efficiency.

Whether you are planning to stay in your home/business, sell the one you are in, or buy a new one, you should be aware of the type of system and refrigerant your system is using.
Most air conditioning systems primarily use one of two types of refrigerant, the older R-22 or the newer R410A. Many home inspectors only pay attention to how old a system is and in the past, this detail was typically overlooked because it didn’t make much difference, until now.
The EPA has recently classified HCFC-22 or R-22 Refrigerant as a class II ozone depleting substance and is now highly regulated which means any new production, import and use is being phased out by 2020. This is causing the price of the R-22 refrigerant to skyrocket and prices will continue to go up daily. This will not change. Many manufacturers are now regulating the amount of R-22 being sold to contractors.
What this means to you is that if your system uses R-22 and you have a leak or repair needing to be done, the cost to repair the leak or fix the unit could potentially be far more expensive to recharge the system versus buying an entirely new R410A System.
How can you tell the difference?
Each outdoor unit has a label that will clearly show you what type of refrigerant your system is using. Many A/C units up until 2015 could still be manufactured using R-22.

I’ve checked my label, now what?
If you have an air conditioning system that is using R-22 you will need to hire an HVAC contractor to inspect your system and check for any leaks. If you have leaks, get them fixed right away. This will save you money in the long term and prolong the life of your system.

As a side note, you cannot add R410A to a system designed for R-22.
This can be very dangerous and create damage to your home or office.
There are a few alternatives you can ask your contractor about that are considered drop in replacements or alternatives to R-22 such as MO99, R-421A, NU22 or R-407C. Many of these can be used in place of R-22 but will require additional work such as flushing the system in order to make this work. These are considered band-aids and could buy you time before investing into a new system altogether.

This is one of my favorite weekends of the summer for many reasons, but the first being that it features two of my loves...boats and water! It's the largest, longest-running, free maritime festival in the nation and will be taking place in Town Point Park on the Downtown Norfolk Waterfront. You can also pop over to the brand new Waterside District (which sits right beside the park) and check out what all the talk has been about.
This year’s Harborfest will celebrate the 100-year anniversary of the world’s largest naval base, Naval Station Norfolk. Homecoming at Harborfest will honor all active duty service members and veterans who serve or served at Naval Air Station Norfolk. Between aircraft flyovers, the U.S. Navy Fleet Band and a patriotic fireworks display... the Navy's increased participation this year will add a new level of excitement!

For three fun filled days, this historic waterfront festival offers a weekend packed full of thrilling activities on both land and sea. It kicks off with the Parade of Sail (with the world's largest ships coming in to Norfolk on the Elizabeth River) at noon Friday, June 9, 2017. <img src="https://assets.site-static.com/userfiles/1367/image/57603f6fa9b04.image_600.jpg" width="600" height="443" />
Then later this evening the national touring band Rusted Root will be performing live. Throughout the weekend there will be activities for all ages and perfect for the entire family. A few of the attractions include the Virginia Wine & Craft Beer Garden, Colours Junkanoo Street Party performances, Nathan's Hot Dog Eating Contest, Boardwalk Arcade, Moody Crewe Pirate School, and the Real Mermaids (appearing every hour throughout the weekend).
Some of the tall ships will be giving tours beginning on Saturday and there will be work boat races all weekend too. National, local and regional musical acts will be performing on stages set up throughout the park all three days. Saturday night, June 10, 2017 will be home to the massive fireworks display starting at 9:30pm. I can't believe summer is already here! How did that happen and where did the time go?

Now that we've unofficially kicked off the start of summer vacation and Memorial Day weekend has quickly come and gone, we're also full swing into one of my favorite times of the year...grilling season.
I love everything about a BBQ (that's the NJ in me...down here we refer to it as cookout). It usually involves two of my favorite things...friends and family and doesn't food just taste better when it's been on the grill? Charcoal or propane...it doesn't matter. I've never really been one for hot dogs or even burgers...but on the grill who can turn one down? This holiday weekend I went to 4 separate cookouts and at every single one there was the All American staple...hamburgers and hot dogs. It's a national tradition. <img src="https://assets.site-static.com/userfiles/1367/image/breeze-by-you-blog-1-5-5-14_367.png" width="367" height="235" />
But, as much as I love grilling out I just learned something for the first time that I never knew. Apparently it is not safe to cook with aluminum foil on the grill! Yep, who knew? It's so easy to just throw some fish on aluminum foil or wrap an ear of corn and baked potato up in foil and cook on the grill, however this can lead to long term health issues. According to a 2012 study, aluminum can leach the foil into your food when cooking at high temperatures. In other words, metal can transfer from the foil into your food. This is especially relevant when you are cooking spicy and acidic foods, like all those spicy and vinegary marinades we love to drench our meats in. Anything acidic sparks a particularly aggressive process that dissolves layers of aluminum into food.

Scientists have been studying exploring whether over-exposure to aluminum may be harmful over the years because aluminum is in everything from drinking water to deodorant and even in your utensils. However, high concentrations of aluminum have been found in the brain tissue of patients with Alzheimer's disease. Aluminum can pose other health risks as well. Similar studies have suggested that high aluminum intake may be harmful and pose a threat of nervous system, brain, and bone diseases, such as osteoporosis, or possibly cause renal impairment. It will also reduce the growth rate of human brain cells and might put you at risk for anemia if your kidneys aren't filtering it out of your system properly leading to kidney damage.
One way to be sure your food doesn't actually come into contact with the aluminum foil, is line the foil with parchment paper first. This way you still get to enjoy the versatility and durability of foil, especially when cooking over high heat on the grill, but your food isn't touching the foil itself, so no aluminum can leach into it leading to the digestion of toxins. <img src="https://assets.site-static.com/userfiles/1367/image/220px-chocolate_chip_cookies_on_parchment_paper_august_2009_328.jpg" width="220" height="328" />

Driving to work today, I noticed that the azalea bushes are now in full bloom. This makes me think about spring coming to an end and summer being right around the corner. With all the rain we've had over the past 5 days I've been wondering what would be some good activities to do with my nephews over the summer and I was astonished to learn that we have quite few educational camps right here in our own backyard that I never knew about. And the best news is that they're located throughout Hampton Roads so no matter what city you live in, there's something for your family.
Here's what I found:
Portsmouth Art and Cultural Center:
Art and music are on the schedule at several camps for ages 6–15 hosted by the Portsmouth Art & Cultural Center in historic Olde Town Portsmouth. Older kids will construct a West African drum they’ll learn to tune and play. Young campers will have the opportunity to make their own artist books, explore a variety of mediums including collage and printmaking, learn about ancient Egypt, and study the artistic side of recycling while making treasure out of trash.
The Chrysler Museum of Art in Norfolk:
The Chrysler will be offering art camps that feature activities you’re not likely to find anywhere else in the area. Teens ages 13–15 can try their hands at glass-making, learning this challenging art form in the museum’s cutting-edge glass studio. They’ll practice a variety of techniques—including flameworking and glassblowing—and learn about the physical properties of glass.
Nauticus in Norfolk:
This is actually a two parter. First, exploration is the name of the game for ages 9–12 at the summer camps offered by Nauticus. Possibly the most architecturally recognized home in Hampton Roads was up for sale recently has been sold for 2.2. million. The Cooke House was designed by American architect, interior designer, writer, and educator Frank Lloyd Wright. Some consider Wright the greatest architect of the 20th century, and the greatest American architect of all time. He believed in designing structures that were in harmony with humanity and its environment, a philosophy he referred to as organic architecture. Wright’s American style of architecture emphasized simplicity and natural beauty in contrast to the elaborate and ornate architecture that had prevailed in Europe at the time.

The 3,000-square-foot house has 4 bedrooms, 3 complete bathrooms, 3 zone radiant heat in the floor, 2 zone central air conditioning, and Indirect lighting. It features concrete floors and the furniture was designed by Frank Lloyd Wright himself. One of the most prominent pieces is the 40 foot built-in sofa in the great room that is staying with the home. There is a curved window wall in the 70ft Great Room, supported by cypress beams that overlook Crystal Lake (picture a scene from the famous movie On Golden Pond). The Atlantic Ocean is just a few blocks away and it’s the only Frank Lloyd Wright home with direct boating accessibility from house to Atlantic Ocean and the Chesapeake Bay.

The home was named for Maude and Andrew Cooke who had a dream to live in a house designed by the famous Frank Lloyd Wright. Mrs. Cooke wrote the first letter of many to follow back in 1951 to the famous architect asking for Mr. Wright to help her and her husband get the beautiful house they have “dreamed” of for so long. Their dream persisted throughout years of correspondence. A rendering from 1953 shows plans for the 3000 sq ft home and hey were delivered in 1957. Construction then began in 1959, two weeks before the architect's death. The house was completed in 1960.
The Cooke family (Maude, Andrew and their three children) moved into the home on Crystal Lake in October of 1960. At that time, the original budget of $40,000 had grown to over four times that amount and the family lived in their dream house for 23 years.
It was most recently on the market for $2.75 million but the asking price was $4.4 million back in 2008 and $3.75 million in 2011.
The longtime 90-year-old owner felt "it's just come time to really sell it” and the new buyer, a Virginia Beach businessman who currently resides at the North End has wanted the home for more than 30 years and was the first person to inquire about it when it went up for sale.

The house is the only Wright-designed house in the Hampton Roads region and one of only three in Virginia (the other two are located in Northern Virginia). It also is one of the famed architect's last designs before he died in 1959.

When the outdoor temperature reaches 95 degrees, a perfectly functioning air conditioner should be able to keep the temperature at the thermostat about 72 degrees indoors. However, as the temperature goes above 95 degrees outdoors, the temperature at home should increase about 1.5 degrees for every degree the outdoor temperature goes above 95.
So when the outdoor temperature reaches 100 degrees, the air conditioner should run non-stop and maintain an indoor temperature at or below 80 degrees. If the house stays at 72 degrees indoors, when it is 100 degrees outdoors, the air conditioner is most likely oversized. This is great for when it is 100 degrees, but creates high indoor humidity conditions throughout the remainder of the year. The one exception is for households with two-stage air conditioners. A properly sized air conditioner should run constantly when it is at or above 95 degrees outdoors.

One of the simplest ways to save money on your electric bill is to remember that if your air conditioner is on, make sure all your home's windows and outside doors are closed. For room air conditioners, isolate the room or a group of connected rooms as much as possible from the rest of your home.
Here are a few other quick things to do to make sure your unit is up to speed and running accurately:
Inspect your unit’s filters.
Check the air filter once per month and replace it as needed. Replacing filters is one of the easiest and most effective methods of conserving energy and saving money on your HVAC usage. Very similar to changing the oil in your car, this is a critical step in keeping your ac system working. This is especially important right now with all the heat and high humidity we’ve been having. During the summer is when dust and allergens circulate. If the filter becomes clogged, your system will have to work harder to supply the same amount of cool air.

Your thermostat should not be taking the heat...
It’s important to not place any lamps, TV sets, or other heat-producing appliances near your thermostat. The thermostat senses the heat causing the air conditioner to run longer than necessary. I have made this mistake myself because actually have a lamp on my desk below my thermostat. Also, if you are having your house bult another good reminder is to make sure when installing a new thermostat, you don't place it in a location where the sun might shine on it directly, like below a window sill.
Save $ without dialing!
If you are looking to budget how much you spend monthly on your electric bill, keep in mind that each degree you dial below 78 increases your energy consumption by about 8 percent. For instance, if your monthly electric bill is $100, you can save $8 a month with every degree degree above 78.
Should you replace your HVAC model?
If you are in the market for a new ac unit, or your current air conditioner is old and no longer efficient... consider a unit with an energy-efficient model. It will cost slightly more out of pocket up front, but thanks to federal tax credits and competitive prices, the price tag is falling. Especially being that they use less energy you save money in the long run.
Another vital factor to consider is when replacing your A/C, look for a properly sized unit. If you install an A/C that is too large, it will cycle on and off — reducing the efficiency of the system. You want your cold air to stay in and hot air to stay out. In other words, weatherize so you don’t cool the whole neighborhood. Some basic weatherization steps can prevent air loss when you need cool air the most. Seal air leaks with caulking and weather-stripping as well as add insulation around the air conditioning ducts.
What do pavement and landscaping have in common?
Another little factor that often gets overlooked, is avoid landscaping with a lot of rock, cement, or asphalt on the south or west sides of your home. If it’s not shaded, it will increase the temperature around the house therefore radiating heat.
Be on the lookout for rubbish and debris.
In order to ensure adequate airflow, remember to keep plants, shrubs, and other landscaping about 2 to 4 feet away from your outdoor unit.
Installing window film WILL save more than just energy.
An easy , quick and great home improvement idea is to install a home window film or tint to the insides of all your windows. Not only will this help keep your house cooler in the summer, but it also will warm your home in the winter.
Thus, often improper operation is often the most common factor when having an HVAC system acting up. Many times, the refrigerant charge (the amount of refrigerant in the system) does not match the manufacturer's specifications. If proper refrigerant charging is not performed during installation, the performance and efficiency of the unit is impaired. Unfortunately some service technicians often fail to find refrigerant charging problems or even worsen existing problems by adding refrigerant to a system that is already full.

If your air conditioner is low on refrigerant, either it was undercharged at installation or it leaks. If it leaks, simply adding refrigerant is not a solution. A licensed and trained technician should fix any leak, test the repair, and then charge the system with the correct amount of refrigerant. Remember that the performance and efficiency of your air conditioner is greatest when the refrigerant charge exactly matches the manufacturer's specification, and is neither undercharged nor overcharged. It’s important to note that refrigerant leaks can also be harmful to the environment.
One last recommendation or words of advice is that when we are having weather like we have been experiencing and it’s incredibly humid outside, check the condensate drain to make sure it isn't clogged and is draining properly. This will be the 33rd year of bringing neighborhoods and the police that serve to protect them together. 38 million neighbors within 16, 000 plus communities will work in conjunction to support this event nationally.
The idea behind it is to: heighten crime and drug prevention awareness, generate support and participation in local anti-crime efforts, strengthen neighborhood spirit and police community relations, and send a message to criminals letting them know local communities are organized and are fighting back. In other words, often the best way to prevent crime is to know your neighbors & your surroundings. Preventing and solving crime is truly a community endeavor. The overall goal is to forge better connections between law enforcement and neighborhood residents as well as connect neighbors. In many locations, this is the one time all year that the community mingles and many people end up meeting their “neighbors” for the first time.
Due to the current landscape I believe this is critically important and will be especially beneficial to have neighborhoods throughout Hampton Roads see police officers in a new light. As one US Senator has stated…”National Night Out triumphs over a culture that isolates us from each other and allows us to rediscover our own communities.”
With efforts from all 50 states, U.S. territories, Canadian cities, and military bases worldwide, the National Association of Town Watch estimates the 2016 National Night Out to be the LARGEST ever! For instance, Norfolk’s police department has called all residents together for the biggest neighbor's meet and greet at National Night Out! They want you to look forward to civic engagement with police officers, city officials, and dozens of community based organizations. There will be plenty of food, refreshments and family fun for all!
Other cities/towns regionally and locally will have not only the traditional display of outdoor lights and front porch vigils but they’re will also be block parties, cookouts, parades, flashlight walks, contents as well as youth programs. This is a excellent avenue for police to meet the parents of at risk children so that when a youth is on the verge of getting in trouble an officer is more likely to take the child to his parent rather than for processing.
As Vice President Joe Biden has said; The safety of our communities depend on both law enforcement and the citizens they serve, and tonight’s events will enhance that cooperation.

Norfolk, VA is home to one of the most sought after waterfront community neighborhoods on the East Coast. It’s ideally located with only a short commute to the Norfolk International Airport and a quick 20 minutes to downtown Norfolk. Two major military bases (including the world’s largest naval base) are less than 9 miles away.
East Beach was first developed in 2002 as a “Traditional Neighborhood Development” (TND), otherwise known as New Urbanism {a movement in urban planning that reflects a return to the classic American hometown, with mixed uses and pedestrian scaled streets.} It was designed and built in the style of traditional Atlantic coastal villages with a master plan that encourages a sense of community as it weaves the natural features of the neighborhood with mixed uses of retail, office space, schools, and restaurants. Streets are intimate and narrow to slow down the traffic and encourage residents to walk. Any part of the neighborhood is accessible in less than a ten minute walk so you will find plenty of tree lined streetscapes throughout that were designed with walking, running, and biking in mind. This is a village created to bring people together….whether you’re on the beach, playing in one of the many neighborhood parks, rocking on your porch, or pushing a baby stroller down one of the sidewalks. A neighborhood planned for pedestrians so that shops, amenities, and schools are all within easy walking distance.
You will find East Beach situated right on the Chesapeake Bay where the Bay meets the Atlantic Ocean. Last Saturday I found out that my local Farmer’s Market in downtown Norfolk was closing for good. My heart instantly sank to the floor when I first read it because I thought how is this even possible? How did my neighborhood not embrace (or get behind enough) this wonderful mission? I mean we all have to eat, right? And they have food...and not just any food, but really good food. All locally grown from local farmers in our backyard with pop-ups shops, breakfast food trucks and a diverse group of talented local musicians performing.

But then it occurred to me that it’s really important for any business (even farmer markets) to thoroughly understand and effectively communicate to their neighborhood. Although “farm to table” markets are growing in large numbers not just in Hampton Roads but throughout the country, surprisingly a sizable number of them end up failing. Now you may be thinking to yourself, there's never been a better time for farmers' markets! Exactly, I mean food consciousness is at an all-time high and people are seeking out healthier lifestyles which include organics and fresh produce. BUT even with all that said, it’s quite easy for markets to enter a downward spiral in which they have difficulty attracting additional customers because they do not have enough variety, yet cannot attract additional vendors to offer more variety because they don’t have enough NEW customers every week. I saw this happen first hand with my farmer’s market. Vendors were constantly pulling out last minute or canceling because the previous time they were there they did not make enough money to support coming out. Or it’s a torrential downpour and it’s hard lugging all their valuable hard grown product out to have it only get poured on and swatted by flies. In addition, many of the residents that live within a several mile radius are young professionals who live downtown for a reason. So they can walk out there front door and be at a local restaurant in a matter of not just minutes but seconds. Thus cooking isn’t necessarily a priority.

The sad reality is that my farmer’s market did so much good! Not only did “downtowners” have their choice of fresh fruit and veggies weekly but we were also helping to feed our neighbors at Tidewater Gardens through the Five Points Mobile Market. Tidewater Gardens just so happens to be located in a “food desert. You may be asking...what on earth is a food desert? Well according to Wikipedia it’s a geographic area where affordable and nutritious food is alleged to be hard to obtain, particularly for those without access to an automobile. It’s important to recognize that throughout the 2+1/2 summers that the market was open over $22,500 in food vouchers have been given to the residents of Tidewater Gardens, and about $4,700 of fresh food has been contributed to the soup kitchens of St. Mary’s. I’m proud that in a very small way I helped contribute to that goal. In the end, we all made a difference and we did much more than any “in the red” numbers can show. The St. Paul's Downtown Farmer’s Market didn’t just try, they succeeded and opened the door to a whole new world of opportunities.

As we begin to mark the halfway point of 2016, here are some design trends that have really taken off over the last 6 months.
Now if you are anything like me, your home is always changing and evolving to keep up with your busy "on the go" lifestyle. Our living environment affects us in a multitude of fashions so it’s important to create your home to integrate well with your needs.<br class="kix-line-break" /><br class="kix-line-break" />Personally I'm always running from point A to point B that when I get home I crave simplicity. A more serene lifestyle that includes "turning off.” In my opinion that's the thread that connects everything together. All the trends below seem to cater to the seamlessness of just being in your home. <br class="kix-line-break" /><br class="kix-line-break" />COLORED STAINLESS STEEL - Black stainless steel is hot! In a Houzz poll, nearly two-thirds say they would consider the dark alternative to shiny silver metal and if dark is not your thing, no need to worry. There’s also Whirlpool’s Sunset Bronze finish which is perfect for folks who prefer a lighter look.<br class="kix-line-break" /><br class="kix-line-break" />FORMAL DINING ROOMS - This isn’t everyone but if you’re a homeowner who entertains frequently a designated area just for special meals or hosting parties is perfect. <br class="kix-line-break" /><br class="kix-line-break" />MISMATCHED CABINETS - Try pairing two separate styles and colors together. Keep upper cabinets white or neutral for a clean, timeless feel, then go crazy with the lower cabinets by playing with various wood tones and deeper colors. The formal living room is mostly a thing of the past in many homes and people are designing their spaces to be used, where you can be with friends and family in a casual comfortable way.<br class="kix-line-break" /><br class="kix-line-break" />FIREPLACES AND/OR FIRE FEATURES - Going with the trend above, fireplaces are making a comeback as room focal points in place of TV screens. Home Ownership and Permanent Change of Station (PCS).
Members of the armed forces learn very early in their careers that being flexible is an important skill. When orders are handed down, they will be expected to cooperate and make adjustments quickly. One of the major adjustments that this group faces is called PCS or permanent change of station. Essentially, this is a relocation, and for those who own a home there can be quite a few complications. Here are a few simple solutions and tips that can make these change easier to handle.
Major Issues
The main issue with home ownership and PCS is something like this: You own a home and are forced to move somewhere new, where you must decide to rent, own or (if available) live in the barracks. This is complicated further by the following considerations:
How much equity do you have in the home?
How did you time the market when you purchased (can you sell the home for close to what you paid for it)?
How quickly can you sell the home?
If you rented the home, would rent cover your mortgage payment?
Do you have a family, and are they moving with you or staying in the home?
We certainly can’t talk through every single possibility here, but we can give some broad advice that will apply to most of these situations.
Moving when You have a Family
Moving without your family can be much more complicated and expensive. If you rent or own in the new location, you will essentially be running two households, which can be quite costly. Your best two options are typically to either move the family to the new location or request to live in the barracks, qualifying as a geographic bachelor.
Selling or Renting Your Old Home
You will more than likely want to sell your old home, but based on a variety of factors this may not be easy and could take several months. You should consider renting the home in the short-term to provide income while the house sells. You may consider refinancing your home first, before renting.
That might be best in some cases, but not if you have to pay a lot of closing costs on the refinance. The better choice is to work with a local realtor to run comps in your area. These comps will not only help determine your listing price, but they will also help give you realistic expectations of how long it will take to sell the house.
Another point about renting is that if you move away, you won’t be able to be the active landlord. You would likely need to hire a property manager, which could leave you with very little “profit” on the rent payments coming in. Depending on your particular financial situation, this could still offer you a good return.
Buying High and Selling Low
One common situation is where a family bought a house at the peak of the market and now needs to sell, at a time when the market is down. This is a reminder of the tough situations that servicemen and women are put in, because they could not really “choose” when they purchased the home.
In these situations, depending on severity, people can look into the HAMP or HARP programs, although they are designed for struggling homeowners and may not be easy to qualify for.
Complications with Renting
The fact that homeowners will likely need to pay for some form of property management, renting while on PCS might not be a good solution. Again, it can be helpful to work with a realtor to help identify how much the property is worth in rent, and you might also consider contacting a financial professional such as those available via the Armed Forces Community Service to ensure that your financial plan is sound.
Should You Buy at All?
Serving in the military is often synonymous with moving multiple times. When you know that you will face this uncertainty, you might avoid buying altogether. If you do buy, you need to rely on a multitude of factors, some of which are in your control and some which are not (like the timing of the market). You also need to have an established emergency savings and need to do your due diligence. There are other complications to consider, too, like the potential loss of your spouse’s income when you move, changes to Basic Allowance for Housing (BAH), and others.

It might seem like the holidays, November through January, would not be a good time to sell or buy a home. While it's true that the holiday season can be stressful enough without added distractions, don't rule out the unique opportunities that the season provides. Here are a few examples.
Because the holidays are so hectic many choose not to sell during this time. This provides a less competitive time to place your home on the market. It can be a particularly good opportunity in a popular area or a hot market and give you a step-up in showing your home.
Speaking of showing your home, the holiday season can be the best time to make yours feel warm, cozy and inviting. The smell of the tree or fresh cookies baking can make visions of sugar plums dance in the heads of potential buyers. Curb appeal can also be enhanced with candles, lights and tasteful decorations. In fact your entire block will probably be at its best and make home shoppers fall in love with the inviting appearance of your neighborhood.

Hurricane & Tropical Storm Preparation & Safety
As you know, not too long ago, we were all on a hurricane watch. Fortunately the most we got was heavy torrential rain combined with tidal flooding. But for a few days I was panicked that we were going to be hit with a category 4 hurricane so like the rest of Hampton Roads I found myself rushing to the store to buy a ton of water, bread and other basic necessities.
Being that during a hurricane, homes can be easily damaged or even destroyed by high winds and high waves as well as debris possibly breaking windows and doors, I was fearful that I was not fully prepared for Hurricane Joaquin and on high alert.
Thus, I thought this might be the perfect time to refresh how exactly to prepare for a hurricane and tropical storm. When your local meteorologist warns you to take cover because a hurricane is on the way, the very last thing you want to do is worry about whether or not you’re prepared. With a little effort now, you can yield big savings (and lots peace of mind) in the future.

A hurricane is a severe tropical storm that forms in the southern Atlantic Ocean, Caribbean Sea, Gulf of Mexico or eastern Pacific Ocean. To form, hurricanes need warm tropical oceans, moisture and light winds. They gather heat and energy from the warm waters. Evaporation from seawater increases their power. Every year in the Northern <a title="Atlantic Ocean" href="https://web.archive.org/web/20201020055358/https://en.wikipedia.org/wiki/Atlantic_Ocean" target="_blank">Atlantic Ocean</a>, hurricane season is June 1 - November 30.
Hurricanes rotate in a counterclockwise direction around an "eye." They have winds at least 75 mph. When they come onto land, they can bring heavy rain, strong winds and floods, and can damage buildings, trees and cars. They also produce heavy waves called <a href="https://web.archive.org/web/20201020055358/http://www.vaemergency.gov/readyvirginia/stay-informed/hurricane/storm-surge">storm surge</a>. Storm surges are very dangerous and a major reason why people are urged to stay away from the ocean during a hurricane warning.
It’s important to note that hurricanes do not need to make landfall or move directly across Virginia to cause great damage.
The eye is the calm center of a hurricane. So don't be fooled if wind and rain stop during a hurricane. You may just be in the eye of the storm. Listen to the radio to find out when the storm has really passed.
Believe it or not, more people are killed by freshwater floods during a hurricane than by any other hazard, so it’s critical to always take caution.
Hurricanes are classified into five categories, based on wind speed and potential to cause damage:
· Category One – Winds 74-95 mph
· Category Two – Winds 96-110 mph
· Category Three – Winds 111-129 mph
· Category Four – Winds 130-156 mph
· Category Five – Winds greater than 157 mph
Once a watch or warning is issued, leave any low lying areas. If called to evacuate, do so immediately.

These 8 tips can help you plan ahead so you never have to face a storm unprepared.
1. Check your insurance coverage to make sure it reflects the current state of your home. Consider adding flood insurance and coverage for additional living expenses in case your home is uninhabitable after a storm.
2. Doing a home inventory can save you time and make filing a claim easier, ensuring you don’t forget anything. Document the contents of your home with a video camera or other home inventory tool. Keep receipts for valuable items and consider separate coverage for these things.
3. Protect your property by installing the following items in your home:
Hurricane shutters or keep ¾ inch outdoor plywood boards for each window. If using boards, be sure to install anchors and pre-drill holes so you can put them up quickly.
Head and foot bolts on doors for extra protection.
Hurricane straps or clips to help hold the roof to the walls of your home.
A safe room that can withstand high winds and flying debris.
Also, be sure to keep up with your landscaping; diseased and damaged tree limbs can become serious hazards in high-speed storm winds and cause trees and branches to fall.
4. Secure loose rain gutters and downspouts and clear any clogged areas or debris to prevent water damage to your property.
5. Reduce property damage by retrofitting to secure and reinforce the roof, windows and doors, including the garage doors.
6. Purchase a portable generator or install a generator for use during power outages. Remember to keep generators and other alternate power/heat sources outside, at least 20 feet away from windows and doors and protected from moisture; and NEVER try to power the house wiring by plugging a generator into a wall outlet.
7. Stock your emergency supply kit with basic survival items. You’ll want to have a 2-week supply of water and ready-to-eat, non-perishable food for every family member and pet. If you evacuate, you’ll want a 3-day supply of the same. Other items to add to your supply kit include:
Manual can opener
Essential medicines including eyeglasses and contact lenses
Personal hygiene items such as toilet paper, toothbrush and toothpaste
Change of clothing
Paper towels, hand sanitizer, and eating utensils
First-aid kit
Battery-powered flashlight and radio with extra batteries
Blankets, pillows and sleeping bags
Mosquito repellant and citronella candles
2 coolers—one for food, one for ice
Plastic tarp for roof/window repairs and tools
Special items for infant, elderly or disabled family members
8. Have an established evacuation plan to help reduce stress. If you don’t have transportation of your own, make arrangements now with friends or family members and of course don’t forget about the pets.
You want to make sure the whole family is covered, so identify an out-of-state contact that everyone will call if separated and establish a meeting location at least 50 miles inland.
Lastly, gather important papers to take with you:
Driver’s license or personal ID
Social security card
Proof of residence (deed, lease or utility bills)
Insurance policies (home, auto, flood, wind)
Birth and marriage certificates
Stocks, bond and other negotiable certificates
Wills, deeds, and copies of recent tax returns
Personal checkbook and any unpaid bills
After the storm you’ll want to:
Make sure that all is definitely clear outside, and the storm has completely passed before going out
Report downed power lines, and stay away from them
Use stored water and food
Be patient…things may take some time before they get back to normal

Hurricane/Typhoon Warning: An announcement that sustained winds of 64 knots (74 mph or 119 km/hr) or higher are expected somewhere within the specified area in association with a tropical, subtropical, or post-tropical cyclone. Because hurricane preparedness activities become difficult once winds reach tropical storm force, the warning is issued 36 hours in advance of the anticipated onset of tropical-storm-force winds (24 hours for the Western North Pacific). The warning can remain in effect when dangerously high water or a combination of dangerously high water and waves continue, even though winds may be less than hurricane force.
Hurricane Watch: An announcement that sustained winds of 64 knots (74 mph or 119 km/hr) or higher are possible within the specified area in association with a tropical, subtropical, or post-tropical cyclone. This weekend the annual Neptune Festival is kicked into high gear, a month long celebration that's one of the biggest and successful festivals along the East Coast.
Neptune's Surfing Classic takes place Saturday, September 12 @ 7:30pm through Sunday, September 13 @ 5pm from 1st to 8th St at the oceanfront where old and young surfers face-off in this popular surf classic.
Also Saturday & Sunday, the 19th Annual Neptune's Fall Wine Festival 12pm-5pm @ Neptune’s Park (31st St/Atlantic Avenue).
The festival gains momentum with local favorite End of Summer Bay Bash on Friday, September 18th.
There are over 40 Neptune events per year, but the majority runs throughout September culminating with the flagship event Boardwalk Weekend, 9/25 – 9/27 which always begins on the last Friday of September. It’s actually the largest annual special event in the Commonwealth of Virginia.
The Festival annually generates approximately $21 million in economic impact, approximately $700,000 of direct municipal taxes, and shares over $100,000 with partnering charitable organizations such as EQUI-KIDS, Virginia Beach Rotary, Virginia Beach Jaycees, and the Navy-Marine Corps Relief Society among others.

In a little over 3 weeks the Virginia Beach oceanfront will transform itself into the American Music Festival. Every year since 2001, Labor Day weekend on the beach has been a fun-filled 3 days of live music, raising money for charity, a world-class Health & Fitness Expo (approx 100,000 square feet of trade show) and of course running!
The Rock ‘n’ Roll Virginia Beach Half Marathon is one of the country’s most popular races of its kind, averaging 10,000 plus runners every year. The Marathon Series tries to make running exciting and fun year after year with more athletes participating in Rock ‘n’ Roll running events than any other running series in the United States.

The Rock ‘n’ Roll Marathon Series combines running, travel and entertainment while providing a world-class event atmosphere for both participants and spectators. The series now visits more than 30 cities each year; such as Las Vegas, Philadelphia, Chicago, Washington DC, Nashville, Madrid and Mexico City. Some of the biggest names in music have been associated with the weekend long festival. Past performers include Macklemore & Ryan Lewis, Pitbull, Goo Goo Dolls, All-American Rejects, Flo-Rida, Train and Lady Antebellum. This year Sheryl Crow will be the featured artist performing live on Sunday, September 6th.

The 21.0975-kilometer (13.1-mile) course begins at the Virginia Beach Convention Center and finishes up along the Virginia Beach Boardwalk. Largely because it’s run along a coastal route, the point-to-point is mostly fast and flat, from starting line all the way through the middle of the course to the finish. It’s not too late to grab a few friends and sign up for the ½ marathon, 5K or “Mile on the Sand” (a quick race in the sand along the picturesque ocean). One way to think of it is what typically happens to a can of soda when you take it out of the refrigerator on a hot summer day…it begins to “sweat.”
If there’s too much moisture in your home, that moist air gets trapped in corners, basements, laundry rooms and other closed areas. Bedrooms and rooms closer to these areas will have a higher humidity level than ones further away. Often in bathrooms for example moisture tends to gather in the corners, in your bathtub and on tile, creating a mildew that takes some effort to remove. Be careful to not have condensation accumulate in your windows because that dripping water will cause your wood frames to begin to crack and eventually rot.

Humidity that is too high will also stain ceilings and walls, cause paint and wallpaper to peel, and hardwood floors to buckle. With all this moisture you’re providing the perfect breeding ground for bacteria, mold and insects.
As a homeowner it’s important to maintain the proper humidity levels in your home. Indoor humidity levels should not exceed 55% on the main level of the house. Ideally you should be between 30% and 50%. With proper dehumidification and air conditioning, your home most likely will be about 45%. This range will help to protect your wooden furniture, musical instruments, drywall, and delicate materials from the damaging effects of excessive moisture while also providing the maximum comfort for both you and your family.

They are inexpensive and look quite similar to a thermometer and allow you to very easily check the air in your home, so that you can then adjust your humidity level by adding a dehumidifier if needed.

Topgolf is coming to the beach! Virginia Beach will serve as the first Hampton Roads lo­­­cation for Dallas-based Topgolf International Inc. The golf entertainment company plans to open a 65,000-square-foot, 12-acre facility off Greenwich Road between Interstate 264 and Newtown Road. In addition to the near 30 million investment into the city over the next several years, 450 jobs will be created with 125 being full time positions.

Construction has already begun on the three-level driving range, restaurant/bar and entertainment complex with an anticipated fall 2015 open date. Design plans include 102 hitting bays, 200+ HDTVs, a rooftop terrace, space for group events, and a game area with billiards, shuffleboard and Xboxes as well as free Wi-Fi throughout.

Topgolf is the premier golf entertainment complex where the competition of sport meets your favorite local hangout. It’s a unique category of entertainment that mixes the energy and excitement of a Dave and Buster’s with the activity component of a traditional bowling alley.
Golfers hit balls at targets on an artificial turf fairway and earn points for accuracy and distance through microchips embedded in the balls. All points appear on the television screen at your bay. The farther the target and the closer you hit to its center, the more points you get (very similar to darts in that regard). Prices will range from $10 to $45 per hour per bay depending on the time of day and each bay can hold up to six people.

It was founded in 2000 and to date has 15 U.S. locations with another 10 more coming soon (including VB). The company became interested in South Hampton Roads after studying its local, tourist and military demographics. The Greenwich Road site was picked for its exposure and ease of access being situated between interstates 64 and 264 thus making it accessible for both local customers and tourists. The Virginia Beach location will be open year-round and not tourism dependent and is being modeled after the Topgolf facilities in Atlanta and Dallas.
Identical twins Steve and Dave Jolliffe conceived Topgolf in the late 1990s in England after sitting at a range one day, bored and wondering why they weren't getting answers to what they considered fairly simple questions: “How far is the ball going? How close to the hole is it landing? How can we make this more fun? Isn't there a computer chip, or something, that we can put in the balls to tell us this stuff?” According to Chief Development Officer Randy Starr that was the driving force behind the invention — to create a fun, non-intimidating way to hit a golf ball but also to make it into a friendly competition. You can play Topgolf at your leisure in a fun, high-energy environment.
In 2000, the brothers opened the first Topgolf location in Watford, just outside London. By 2007, they had opened two more in England and three in the United States (Chicago, Dallas and Alexandria, VA). At the start of 2011, the Jolliffe brothers sold Topgolf International for more than $28 million to a group of private investors with Callaway Golf being among them. From that point on there has been massive expansion, rapid change and a shift in the original business model. The menu, the music, the design, even the lighting—all of it has been re-imagined to cater to a younger, more vibrant, more diverse demographic. Per Randy Starr, Topgolf caters to everyone, but the target demographic is the 18-34 age range and currently, 70 percent of consumers are males.

Under the Jolliffe brothers, Topgolf generated the majority of its revenue from the games. Today, food and beverage drive about 60 percent of the business. Interestingly, 90 percent of food at each Topgolf is made from scratch daily and as a result, every location has an executive chef on staff with prior culinary training.

On Thursday, March 12, Old Dominion University’s E.V. Williams Center for Real Estate and Economic Development (CREED), hosted the 20th anniversary of Hampton Roads Real Estate Market Review and Forecast at the Ted Constant Convocation Center. It featured reports and forecasts from local experts about the residential, industrial, office, multifamily, retail and investment markets within Hampton Roads.
Six hundred of real estate and economic development's top industry professionals gathered at the campus for this annual event that this year celebrated two decades of transformative development across Hampton Roads.
According to John Lombard CREED executive director and chair of the School of Public Service in ODU's Strome College of Business, this event is an important annual snapshot of a segment of the economy that is vital to Hampton Roads.
Attendees were able to hear good news about the local real estate market regarding vacancy rates seeing declines in 2014, and while they vary by sector and submarket, forecasters suggest they are poised to decline again this year, suggesting improvement in HRVA’s real estate market.
A comparative boom in retail investment in Southside Hampton Roads, economic spinoffs from the Port of Virginia and positive signs of continued recovery in the residential housing market were a few of the strengths that the presenters indicated.
Industry challenges include the strong pull placed on the overall local economy because of sequestration, a flat-lining of the new residential home construction market, as well as the combination of higher vacancy rates and falling prices in some submarkets, like the Peninsula.
These strengths combined with its challenges echo Mr. Lombard’s thoughts that Hampton Roads, VA is a “dynamic, multi-faceted market.”
This year's event also included a panel discussion on transformative issues affecting the real estate market in Hampton Roads, and beyond. Moderated by Victor Pickett, senior vice president and regional manager with Grandbridge Real Estate Capital, the panel featured Robert M. Stanton, chairman of Stanton Partners, Inc.; Ramon W. Breeden, Jr., president and CEO of The Breeden Company; and Anthony P. Nero, president of Armada Hoffler Properties, Inc.

Millennials Are On The Move
The recession and recovery effected young adults and their headship rate more than that of older adults. Many young people struggled in the recession and as a result moved in with their parents.
As our economy continues to improve and add jobs, younger Americans—millennials—are slowly starting to move out of their parents' homes where a record number of them have been living for the past few years. The global financial crisis that resulted in the 2007–2009 recession forced many unemployed or financially struggling millennials (those currently aged 18 to 34) to move back home or continue to stay living with their parents.<img src="https://assets.site-static.com/userfiles/1367/image/12_millennials_397.jpg" width="397" height="190" />
This trend has been one of the forces holding back the US housing market.
Establishing an independent household has long been considered an important milestone in the transition to adulthood. Over the last few years, fewer young adults were establishing their own households. The share of men and women ages 18 to 34 living in their parents’ homes was larger in 2012 than in the early 2000s.
However just in the past few months, that trend has been reversing and America's young people are finally moving out! According to data from Goldman Sachs, the percentage of 18-to-34-year-olds living with parents is now at its lowest level since 2011.<img src="https://assets.site-static.com/userfiles/1367/image/moving-out-highway-sign-psd18167_400.png" width="225" height="225" />
"The improvement in the labor market is likely to push up the headship rates of younger people," writes Goldman Sachs' Jan Hatzius. "Econometrically, we have found some evidence that headship rates respond to labor market changes in the under-35 population." According to the National Association of Home Builders, headship rates are the number of people who are counted as heads of households. Headship rates are important because they help homebuilders and city planners determine how many households are forming that will need housing.
Millennials will spend $1.6 trillion on home purchases and $600 billion on rent over the next five years, more per person than any other generation. Millennials will form just over eight million new households. According to a new report from <a href="https://web.archive.org/web/20201020053528/http://www.demandinstitute.org/" target="_blank">The Demand Institute</a>, a non-profit think tank operated by The Conference Board and Nielsen, millennials do aspire to home ownership, just as previous generations did, and they will be important drivers of the housing market.
"One important difference between millennials and young adults in previous decades is the unique financial challenges of home ownership today, resulting from graduating into a weak job market with growing student loan debt," said Jeremy Burbank, a vice president at The Demand Institute and Nielsen.<img src="https://assets.site-static.com/userfiles/1367/image/home-ownership-employment-canada-us-income-debt-millennial-babyboomer-real-estate-condo.ca_-600x330_600.jpg" width="256" height="141" /> "Many millennials are open to alternative approaches to housing finance, including single-family rentals and rent/own hybrid contracts such as lease-to-own."
A handful of millennials are looking for mid-size cities with a great quality of life and Hampton Roads offers just that. Cities like Virginia Beach, Chesapeake, and Norfolk all offer relatively short work commute times and high walking scores. While also offering many amenities, a strong economy, access to good healthcare and several nationally ranked universities.
In the end, millennials will drive the future of the housing market, and while they may have just started to move out of Mom and Dad's house now, investors should know where they're headed

Friday January 9, 2015 Hampton Roads became home to the newest and brightest place to read and learn! <img src="https://assets.site-static.com/userfiles/1367/image/slover_library_opening_wknd_10929546_10153071310841098_4493345342547790997_n_640.jpg" width="480" height="640" />The much anticipated Slover Memorial Library in downtown Norfolk encompasses 138,000 square feet of space which includes the beautifully restored Seaboard Building and showcases three centuries of architecture the 19th, 20th and 21st century. The library is named for Col. Samuel L. Slover, who founded The Virginian-Pilot and its parent company, Landmark Communications, the predecessor to Landmark Media Enterprises and briefly served as Norfolk's mayor in 1933 and died in 1959. Mr. Slover helped raise Frank Batten Sr. (the retired chairman and chief executive officer of Landmark) after his father died. Jane Batten, along with her late husband (Batten Sr. died at the age of 82 in 2009), provided $40 million for the library.

A region that embraces public art and architecture is one that is much sought after and now the Slover Library is a destination for both. The $65 million facility includes 130 public access computers with free Wi-Fi; self checkout; a 3-D printer; digital media lab; video gaming lounge; green screen; a 50 plus seating European styled bistro catered by the popular Cuisine & Company (with outdoor seating); a multi-touch interactive experience showcasing the Sargeant Memorial Collection, the premier source for local history on the East Coast, with thousands of pieces of searchable photos and artifacts; and of course books…over 160, 000 of them as a matter of fact.<img src="https://assets.site-static.com/userfiles/1367/image/green_screen_10906308_10153071311551098_5394289957031128729_n_640.jpg" width="480" height="640" />
In addition to the numerous innovative features above, the community will have the ability to reserve high-tech rooms for events and meetings and have access to space and equipment for producing videos. There is also an entire floor devoted to children which includes a Playscape (padded gym) for young children, a KidZone for the next age group, a Pre-teen space with study rooms, art studio and a room for story times and other programs.
All 3 buildings are works of art and were constructed with great attention to detail. For instance, if one looks up to the very top of the 21st century modern building, they will actually see an open book. Yet at the same time the Seaboard side still boasts its original marble columns and elaborate crown molding. Exciting news took place Monday, October 13th, when San Diego based Green Flash Brewing Co. officially broke ground for the construction of their 20 million dollar facility at the northwest corner of General Booth Boulevard and Corporate Landing Parkway. The site is only a couple of miles south of Oceana Naval Air Station, home to a fleet of roaring F/A-18s and on 9 acres in the Corporate Landing Business Park. Green Flash bought the land from the Virginia Beach Development Authority for $1.35 million.
Mike Hinkley, who founded Green Flash with his wife, Lisa, originally had settled on Wilmington, a seaside city in North Carolina for the site of their second brewery, but a last-minute trip to Virginia Beach changed their minds. Green Flash initially decided against Virginia because, at the time, brew pubs were not allowed to sell pints in their tasting rooms. They reconsidered when the law changed in 2012 under previous Governor Bob McDonnell. Green Flash and others credit the law change with the monstrous growth Hampton Roads has seen.
Virginia Beach, which is Virginia's largest city, has a lot in common with San Diego. Virginia Beach has an oceanfront location, is home to a major U.S. Navy base and is a tourist magnet, drawing more than five million visitors each summer. The city is also centrally located and offers second-day freight service to two-thirds of the U.S. population, from Boston to Miami. <img title="Random" src="https://assets.site-static.com/userfiles/1367/image/green_flash_ground_breaking_635487974023954744-green-flash-groundbreaking-preps_534.jpg" alt="Random" width="534" height="401" />
The Hinkleys wanted to build a brewery in the mid-Atlantic so they could deliver fresh beer to about two-thirds of the U.S. population. As a matter of fact, a third of Green Flash's beer is sold on the East Coast.
Currently, Green Flash markets beer in 38 states and sells about 30 percent of its output between Boston and the Carolinas. “It just made sense to get closer to our markets: shorter deliveries, fresher beer, another outpost to connect with our customers,” Hinkley has been quoted as saying.
The Virginia Beach site will include a 7,400-square-foot tasting room, an event center, a store, a pavilion and a 1-acre outdoor beer garden. Food trucks and caterers will be invited to sell to customers, but the brewery will not operate a restaurant. <img src="https://assets.site-static.com/userfiles/1367/image/green_flash_ca_va_icon_1200.png" width="301" height="236" />
When Green Flash finishes building its second facility in early 2016, Virginia's craft beer output stands to increase nearly 40 percent over what specialty brewers produced last year in the commonwealth.
The 58,000-square-foot craft brewery will be capable of producing as much beer as the San Diego location (about 100,000 barrels annually.) The facility will brew the same lineup of beer made in San Diego, which includes award-winning West Coast India Pale Ale and other beers that defy classification in a particular style. For instance, Le Freak Ale, is an "out-of-the-box modern ale" which is created by blending two styles: Belgian Trippel and American Imperial IPA.
The local craft beer scene has flourished in recent years with O'Connor Brewing in Norfolk and Beach Brewing in Virginia Beach opening in 2010, and Smartmouth Brewing Co in Norfolk which was founded in 2012.
Cassidy Rasnick, director of member services for the Virginia Craft Brewers Guild, said there were 44 craft breweries in Virginia in 2011, but the latest tally came in at 93. That includes more than a half-dozen in Hampton Roads. Maurice Jones, the state's secretary of commerce and trade, has said that U.S. craft beer sales increased 17.2 percent last year and that "Virginia is very rapidly becoming the craft beer capital of the country.”
Kory Mohr, founder of the Virginia Beer Trail, which keeps track of brewers statewide, said Stone Brewing Co. (which earlier this month chose Richmond, VA to build their Mid-Atlantic facility) and Green Flash will not only boost the craft beer industry, but they'll also funnel money into supporting industries such as agriculture, which produces locally grown hops. This is why Green Flash choosing to build their East Coast facility in Virginia Beach is more than just an economic development achievement for the city.
Green Flash’s revenue from distribution should be about $30 million annually and on-site retail sales revenue is expected to hit $1 million to $1.5 million a year. The craft brewer will hire 41 full-time employees who will earn, on average, $33,000 a year.<img src="https://assets.site-static.com/userfiles/1367/image/green_flash_rendering_1354741_760.jpg" width="236" height="135" />
This fantastic increase of business in the craft beer industry is just one more reason that Virginia Beach and all of Hampton Roads is the perfect region to buy a home!

Every year, hundreds of thousands people head to the Virginia Beach oceanfront for the city’s largest and widest attended festival; The Neptune Festival Art & Craft Show. This year marks the 41st Annual. It has been ranked among the top 10 festivals on the East Coast and is one of one of America’s top 100 festivals. As a matter of fact, The <a title="Library of Congress" href="https://web.archive.org/web/20201020052852/http://en.wikipedia.org/wiki/Library_of_Congress">Library of Congress</a> lists the Neptune Festival on its America’s Story website.
The Art & Craft Show portion is produced by The Virginia Museum of Contemporary Art and showcases over 275 artists and crafters lined up and down the boardwalk. Daily concerts at festival stages are scattered along 32 blocks of the boardwalk and feature a variety of live music and performers. Great local, as well as national talent will flood the boardwalk to celebrate the city-wide festival. The stages this year will be located on 17th, 24th, and 31st Streets. In addition to live entertainment, the Boardwalk Weekend will consist of an International Sandsculpting Championship (a world-class sandcastle competition), a wine tasting, delectable food, a grand parade, fireworks and numerous athletic competitions (including a 5K and 8K race, a volleyball tournament and Neptune's Atlantic Regatta); among many other things.

How You Can Increase the Value of Your Home!
In our previous blog we talked about the many benefits of buying a Fixer-Upper. Whether you have decided that buying a Fixer-upper is the right for you or if you simply want to make some updates to your current home that will increase its value, we’re going to talk about some of the latest trends.

With the desire to improve our homes and with the launch of Pinterest, there have been a host of new and exciting trends both from a design perspective as well as functionality. Here are some of my favorites:
A lot of 2014 has been about mixing up new and old styles to create one big style that seems completely brand new. For instance, BRASS ACCENTS. Brass made a comeback at home-design and remodeling conventions this year and the trend is expected to continue. While brass is nothing new, it has gotten a bit of a face-lift. Highly polished, bright brass hardware and lighting is gone; rustic, dull and hammered brass is in. The new looks are often best incorporated in kitchen and bathroom hardware as well as lighting and door hardware throughout your home. Or MIRRORED WALLS. By replacing a feature wall with a row of mirrors can make a small room actually look big. Mirroring your rooms looks both modern and stylish and gives the illusion of a bigger room. The mirrors don’t have to be conventional ones either; it can often be more interesting to have different shaped mirrors in all different sizes.
Here are a few more current trends that don’t take a whole lot of money to complete:
FLOATING SHELVES Ditch the conventional shelves and invest in some floating shelves. This year could be a great time to clear some space in your home and make use of each room properly. A floating shelf is the perfect design to be hanging from ceilings and walls. Not only is it useful, but they look very modern and stylish too!
ETHNIC PRINTS The popular trend right now seems to be to add elements of different cultures to your home. An ethnic print cushion or arm chair will add life and color to your room. A bland room of solid color would really benefit from a tropical print or ethnic print – try it out!
FAMILY TREE All of us love to have picture frames of our family around the house. This year, why not use some creativity and create an art piece with your photo frames? There are many examples of different ways your pictures could be laid out. One of the most popular is to create an accent wall of a family tree. Adding a tree effect to your wall with your photographs hanging from them is a brilliant way to show your appreciation for your family, as well as your originality.
COLOR PALETTES If you are not going for a classic black and white look, considering an interesting color palette would be the best thing to do if you are looking for a room that gives off a vibrant Vibe. A color palette should not just stick to 2 colors; find 3 or more colors that complement each other. Don’t be afraid to mix a number of colors…and clashing colors! Remember – every color has its effects on our mood. Think carefully about the atmosphere you want to create in each room.
CONTRASTS Contrasts create a very dramatic and enticing look. You can contrast colors to add a real unique twist to your color palette. Putting dark and moody colors with pale or bright and bold colors looks very striking. Contrasting fabrics is also incredibly popular this year. Fabrics are best suited to the living room, so a corduroy sofa set with the addition of a velvet throw adds glamour and sophistication to your home.
VIBRANT COLORS While the kitchen may be getting the modern single-shade treatment next year, designers have a different idea for other rooms. Bright accent colors such as turquoise, yellow and orange that were popular in 2013 have a new twist; this year they’re more of a focal point and even more vibrant with colors such as Green Flash, Lemon Zest, Nectarine and Rouge Red, according to Pantone, the international authority on color. Designers will start featuring vibrant accent walls, main paint colors and flooring throughout bedrooms &main living spaces.
SELF-EXPRESSION Don’t shy away from making your house feel like your home. If you are a bright and bubbly person, have a house of bold colors. If you’re classy and glamorous – reflect that in your house! It is popular in modern interior design to add elements of ‘you’ to your rooms. One way you can express yourself is to add vinyl stickers or plaque boards of your favorite quotes. A quote can tell your visitors everything you stand for in just one line!
CREATIVITY An amazing way to make your house look unique is to use ‘Pinterest’ to find fresh homemade ideas. A lot of these ideas are artsy and involves a lot of spare time to get things done but they are definitely worth it. Some of these ideas may be to personally customize some of your appliances or furniture. With a few permanent markers or stickers, you could make your washing machine much more interesting with a few hand drawn floral or spotty patterns!
U-SOCKET I don’t have to tell you that technology is constantly evolving and developing at a rapid speed. This leads to many devices that all need charging. Where does one charge their ipads, ipods and iphones? How about a U-socket? This is a power source that charges through USB wire. It is cleverly functioned to shut off all power once your device is fully charged …benefitting the environment. Just a small example of how you can “go green” with just 1 small step!

SUSTAINABLE MATERIALS Going green is nothing new, but sustainability may get easier in current remodels. According to Craig Webb, editor-in-chief of Remodeling Magazine, “Manufacturers and builders are constantly getting greener and greener in the way they source materials and put up homes.” As a result, “Energy efficiency is becoming an assumption, not an add-on.” Next year, remodels will include more renewable materials such as bamboo, energy-efficient appliances and additional designs that incorporate the local climate. For those with a larger budget, here are several great remolding ideas that will make your home feel brand new!
WALK-IN SHOWERS These days, showers are a lot more popular than baths. Why not get rid of your bath or your shower unit and have your shower up on the wall. If you get a concrete or brick floor put in, your bathroom could look very ‘outdoorsy’ and natural.
UPDATED BATHROOMS In the Hanley Wood survey, bathrooms came in second to the kitchen with 58 percent of remodelers planning to do bathroom remodels in 2014. As far as style, vintage bathrooms with wainscoting and claw-foot tubs won’t be as popular as resort-style bathrooms that feature amenities such as large walk-in showers with multiple shower heads, heated floors or towel racks, and jetted bathtubs. For coloring and style, glass tiles will be a popular feature as well as neutral and cool colors like ash gray, light blue and off-white.
MODERN KITCHENS According to data compiled by Hanley Wood and Remodeling Magazine, 61 percent of remodelers surveyed expect to complete kitchen remodels in 2014, more than any other room in the house. And, those remodels are expected to follow a new trend. Not so long ago, remodeled kitchens had a rustic feel with warm paint colors and cabinetry, and wrought iron hardware and lighting. Now, modern is in, with white or gray cabinetry, simple countertops, glossy finishes and minimalist designs. Appliances are more likely to be blended into the design or hidden away from view entirely to give the kitchen a sleeker appearance.

OPEN PLAN A lot of houses nowadays are knocking the wall down between the kitchen and dining room to make one big dining area. The advantage of doing this is that it makes your house look much bigger and it means you can have a larger kitchen area overlapping the dining room. A good way to show separation is by having an island in the centerof the room. Island’s are brilliant for kitchens anyway because they make everything look neat and ‘tiedied away’.

If not, you must check him out. He has already delighted thousands of visitors that have come far & wide (yes, apparently there’s even group of retirees who follow the icon internationally and now here nationally.)
Norfolk is hosting the enchanting artwork to celebrate the Chrysler Museum of Art’s grand re-opening; after being closed for nearly 2 years due to its expansion and renovation.
The adorable and friendly “celebrity” was designed and created by Dutch artist Florentijn Hofman. Mr. Hofman chooses the venues in which his work will appear. And this is the Rubber Duck's first U.S. exhibit since Pittsburgh last fall when he kicked off the month long Pittsburgh International Festival of Firsts which attracted more than 1 million visitors to Point State Park. The BIG duck will remain in front of the Chrysler Museum’s entrance, through May 26.

Mr. Hofman dreamed up the floating installment “Rubber Duck” back in 2001 while working on his graduate art degree. He was commissioned to build it for an exhibition in France, and went big — 85 feet. While he has scaled back his inflatable art to now 40 feet, THE “Rubber Duck” has waddled the globe while paying a visit to China, England, Japan, New Zealand, Australia and Brazil since 2007.
The Chrysler took a quick survey and estimated that approximately 2,500 pictures were taken of the world’s largest bath toy during just Tuesday's lunch hour alone. I can’t even imagine how many have been snapped since it floated through our harbor this past Saturday, May 17th. When I walked over Saturday I was awe struck at just how many people came to not only check him out…but to take a pic with the famous duck. It was amazing to see everyone connecting with one another just because of one piece of art. But personally that is what I think makes art so great! It’s 100% subjective and can be anything you want it to be. <img src="https://assets.site-static.com/userfiles/1367/image/david_blog_duck_2_img_20140523_140142_530.jpg" width="530" height="530" />
Mr. Hofman has been quoted as saying that he believes that the duck has "healing properties" because it knows no frontiers, doesn't discriminate and doesn't have a political connotation. As a Museum …& Duck visitor myself, I second that notion. I believe it’s bringing Hampton Roads together in a very unique way and honestly I will be a little sad to see him go. But grateful he chose Norfolk to splash through! Where else can you have one of the world's largest and feared battleships, as well as the world's largest floating children's toy just a few blocks apart? The answer is Norfolk, VA….right now home to thousands of pictures taken every day with a rubber phenomenon that is captivating men, women, children…& dogs alike. Who will be next?

This month is National Moving Month. Every May marks the official beginning of the moving season, a four-month period between Memorial Day and Labor Day when millions of families relocate. Due to more than three in five Americans (62%) having a pet and the fact that most families consider their pets to be members of the family, it’s important to take the proper steps that ensure the safety and comfort of your non-human family members during any relocation (big or small). <img src="https://assets.site-static.com/userfiles/1367/image/pets-6080086_470.jpg" width="470" height="320" />
“Moving is very stressful for a family,” say ASPCA President Larry Hawk, D.V.M. “That stress is also experienced by the pets. They want to know that they’re part of the family and that they’ll be going, too.”
Unfortunately due to a variety of circumstances, that isn’t always the case. Moving is actually identified as the most common of 71 reasons for relinquishing dogs and the third most common reason for relinquishing cats to shelters. However, for many people, leaving their pets behind is simply out of the question.
With proper preparation, you can ensure that your upcoming move will go not only go smoothly for you…but also for your non-human companions. Being well prepared and doing proactive research is one of the most important things you can do, as a pet owner, prior to a move. For instance, be sure to keep a photograph of your pet, in the event that your pet gets lost.
Moving to a new home can be stressful on your pets, but there are many things you can do to make the process as painless as possible. The experts at <a href="https://web.archive.org/web/20201020055447/http://www.petrealtynetwork.com/" target="new">The Pet Realty Network</a> in Naples, Fla., offer these helpful tips for easing the transition and keeping your pets safe during the move.
Update your pet’s tag. Make sure your pet is wearing a sturdy collar with an identification tag that is labeled with your current contact information. The tag should include your destination location, telephone number, and cell phone number so that you can be reached immediately during the move.
Ask for veterinary records. If you’re moving far enough away that you’ll need a new vet, you should ask for a current copy of your pet’s vaccinations. You also can ask for your pet’s medical history to give to your new vet, although that can normally be faxed directly to the new medical-care provider upon request. Depending on your destination, your pet may need additional vaccinations, medications, and health certificates. Have your current vet's phone number handy in case of an emergency, or in case your new vet would like more information about your pet.
Keep medications and food on hand. Keep at least one week’s worth of food and medication with you in case of an emergency. Vets can’t write a prescription without a prior doctor/patient relationship, which can cause delays if you need medication right away. You may want to ask for an extra prescription refill before you move. The same preparation should be taken with special therapeutic foods — purchase an extra supply in case you can't find the food right away in your new area.
Seclude your pet from chaos. Pets can feel vulnerable on moving day. Keep them in a safe, quiet, well-ventilated place, such as the bathroom, on moving day with a “Do Not Disturb! Pets Inside!” sign posted on the door. There are many light, collapsible travel crates on the market if you choose to buy one. However, make sure your pet is familiar with the new crate before moving day by gradually introducing him or her to the crate before your trip. Be sure the crate is well-ventilated and sturdy enough for stress-chewers; otherwise, a nervous pet could escape.
Prepare a first aid kit. First aid is not a substitute for emergency veterinary care, but being prepared and knowing basic first aid could save your pet's life. A few recommended supplies: Your veterinarian's phone number, gauze to wrap wounds or to muzzle your pet, adhesive tape for bandages, non-stick bandages, towels, and hydrogen peroxide (3 percent). You can use a door, board, blanket or floor mat as an emergency stretcher and a soft cloth, rope, necktie, leash, or nylon stocking for an emergency muzzle.
Play it safe in the car. It’s best to travel with your dog in a crate; second-best is to use a restraining harness. When it comes to cats, it’s always best for their safety and yours to use a well-ventilated carrier in the car. Secure the crate or carrier with a seat belt and provide your pet with familiar toys. Never keep your pet in the open bed of a truck or the storage area of a moving van. In any season, a pet left alone in a parked vehicle is vulnerable to injury and theft. If you’ll be using overnight lodging, plan ahead by searching for pet-friendly hotels. Have plenty of kitty litter and plastic bags on hand, and keep your pet on its regular diet and eating schedule.
Get ready for takeoff. When traveling by air, check with the airline about any pet requirements or restrictions to be sure you’ve prepared your pet for a safe trip. Some airlines will allow pets in the cabin, depending on the animal’s size, but you’ll need to purchase a special airline crate that fits under the seat in front of you. Give yourself plenty of time to work out any arrangements necessary including consulting with your veterinarian and the <a href="https://web.archive.org/web/20201020055447/http://www.aphis.usda.gov/" target="new">U.S. Department of Agriculture</a>. If traveling is stressful for your pet, consult your veterinarian about ways that might lessen the stress of travel.
Find a new veterinary clinic and emergency hospital. Before you move, ask your vet to recommend a doctor in your new locale. Talk to other pet owners when visiting the new community, and call the state veterinary medical association (VMA) for veterinarians in your location. When choosing a new veterinary hospital, ask for an impromptu tour; kennels should be kept clean at all times, not just when a client’s expected. You may also want to schedule an appointment to meet the vets. Now ask yourself: Are the receptionists, doctors, technicians, and assistants friendly, professional and knowledgeable? Are the office hours and location convenient? Does the clinic offer emergency or specialty services or boarding? If the hospital doesn’t meet your criteria, keep looking until you’re assured that your pet will receive the best possible care.
Prep your new home for pets. Pets may be frightened and confused in new surroundings. Upon your arrival at your new home, immediately set out all the familiar and necessary things your pet will need: food, water, medications, bed, litter box, toys, etc. Pack these items in a handy spot so they can be unpacked right away. Keep all external windows and doors closed when your pet is unsupervised, and be cautious of narrow gaps behind or between appliances where nervous pets may try to hide. If your old home is nearby, your pet may try to find a way back there. To be safe, give the new home owners or your former neighbors your phone number and a photo of your pet, and ask them to contact you if your pet is found nearby.
Learn more about your new area. Once you find a new veterinarian, ask if there are any local health concerns such as heartworm or Lyme disease, or any vaccinations or medications your pet may require. Also, be aware of any unique laws. For example, there are restrictive breed laws in some cities. Homeowner associations also may have restrictions — perhaps requiring that all dogs are kept on leashes. If you will be moving to a new country, carry an updated rabies vaccination and health certificate. It is very important to contact the Agriculture Department or embassy of the country or state to which you’re traveling to obtain specific information on special documents, quarantine, or costs to bring the animal into the country.

I wanted a better understanding of how these program worked…what the "qualifying criteria" actually was. With all the information normally available on-line, I was surprised that the only program terms I could locate were printed 5 years ago! I have to ask, Why don't companies publish restrictions openly, especially ones that are as involved as these? In the absence of current disclosure, let take a look at what I did find... So here are some personal thoughts…
X Company gets a 1% fee of the sales price up front paid by the buyer. Can you picture the buyer's agent asking the seller to pay that fee and taking money from their net?
Isn't X company already representing the seller? How is that representing the seller the best fiduciary way? The property has to be listed by X company and be sold by X company. Dual agency is almost a guarantee.
If X company is representing a buyer are they only going to show homes listed by their firm? It does not sound like the guarantee can be purchased if it listed with another firm, but without more specific details, it’s hard to know.
Sounds like ONLY single family homes qualify and then add… the price range of $75K to 600K and …the primary residence factor. You must still list your property with X company and purchase another home listed with the same firm not less than 75% of the value. What happens when the company does not have any homes listed that meets your criteria?
What happens if the value of the home has increased or decreased in the time of the trade in?
Is a listing commission paid? If not, what incentive does the agent have to get your home sold if they could work another client and make a commission and a listing and a sale.
Will the agent be motivated to spend any time or money marketing your home or are they going to stick a sign in the ground, put it in the MLS, and pray?

In many cases there is a buyer’s agent representing the buyer that is going to be paid a commission by one or both the parties. The longer your home is on the market the more mortgage payments you will make which will cut into your net which is why maximum exposure is critical towards your successful sale.

It depends on the amount of entitlement and the loan amount.
There are two types of entitlements – basic and the bonus entitlement. The basic VA entitlement is $36,000. Every eligible veteran also receives a “bonus” entitlement which is much more than the basic. The bonus entitlement kicks in for VA loan amounts over $144,000.00. Essentially the entitlements can be used for any loan amount without a cap. There is however, a limit on the amount the VA will guarantee. This is based off the VA county limits. If you’re county limit is $417,000 than the VA will only guarantee a loan for $417,000 and nothing more. Both entitlements can be used in combination with each other.
If a veteran has a loan that is up to $144,000 than the veterans bonus entitlement is still available. The only issue is that the VA loan is only for owner occupied properties, which means you can’t have more than one VA loan in the same city.
Veterans can use their entitlements as many times as they want, as long as prior VA loans have been paid off, or if a veterans’ entitlement is still available. In the end, there are a number of factors to consider when looking and weighing your options. Among them should be: how long you expect to live there, the solvency of the condominium association, the size of the condo, the view, the floor the unit is on, etc.

Stop! Read this before signing a property management agreement!
Thinking about renting your home?
How many people actually read these agreements? How many actually go through their agreements and explain the agreements?
Many property management agreements include a clause that the agency that the first right to list and sell your property if you choose to sell the property. My suggestion is to cross that out!! How do you know what type of job the property manager is going to do while they are managing your property unless you have previous experience with them. You may have a great experience with them and decide to list your home with the agent when you decide to sell, but you could get locked into the agreement with the agency too.
Over the years, I have heard about this a number of times! If the property manager has a problem with it, you should move on, and find someone else to work under your terms Maybe, the property manager does not have confidence in his or her abilities because if they are doing a great job, the property manager/agent will probably be the first one you probably talk to.
Before you decide to list with any agent discuss the marketing plan what they are going to do to get your home sold! It does not matter what price I think your home will sell for, if you are not listing the property with me as I might be representing a buyer at a later date and will share my expertise with my client and present an offer to the listing agent or for sale by owner.
What I tell people is find someone that you feel comfortable with to represent your interests and has a marketing plan to achieve your goals.

Happy New Year! It’s hard to believe that 2014 is already here and upon us. And from the predictions so far it looks like this is going to be a healthy year for the housing market.

A <a href="https://web.archive.org/web/20201020054557/http://money.cnn.com/2013/12/09/real_estate/housing-outlook-2014.moneymag/index.html?iid=HP_Highlight">recent article</a> on CNNMoney points out how the housing market is shifting and will provide more opportunities for both buyers and sellers, although it is somewhat of a balancing act.
“For a sustainable recovery you want to see more balance between buyers and sellers,” CoreLogic Case-Shiller’s chief economist David Stiff explains. Stiff is forecasting a 6.8% rise in the median home value for 2014.
While housing inventory is up, it’s still a seller’s market because the supply is lower than normal – about 15% lower than the historical average. There are going to be more homes available than there were last year; however we are still trying to rebound from the lows of several years ago.

According to chief economist Jed Kolko of Trulia, "It will still be a sellers' market in 2014, given how far we have before inventory is back to normal. But it will not be as extreme as 2013."

Nationwide, the number of homes for sale in September rose 1.8% vs. a year earlier, according to the National Association of Realtors. That's the first increase since late 2011. In Los Angeles, Atlanta, and Orlando, inventory was 10% or higher than just a year earlier.

Single Women Are Now Home Buyers
The percentage of women over the last decade in the work force has risen roughly 11 percent and women going into 2014 are projected to account for 47 percent of the total labor force according to the United Stated Department of Labor. Demographic changes are helping to fuel the trend.
More women than ever are the primary earners in their households, according to a recent Pew Research Center study. In a record 40 percent of American households with children— nearly four times the level in 1960 — women are the breadwinners. And about two-thirds of these breadwinners are single. According to the National Association of Realtors, single women accounted for 16 percent of home buyers last year, lower than their long-term average of 20 percent. Yet they were still well ahead of single men, who accounted for only 9 percent.<br /><br />Single women with no children are on track to out earn their male counterparts in many metro areas. This could allow greater numbers of women in this demographic to make major purchases, such as new property. Solo females began to outpace lone males in purchasing homes in the early 1990s. By 1999, single women represented about one in five total sales, buying homes at twice the level of single men, a proportion that has held roughly steady since, according to National Association of Realtors data.
<br />Women often handle credit more responsibly than men, on average, according to Experian, which reports that men have a 7 percent higher incidence of late mortgage payments and 4.3 percent more debt than women.
<br />The number of single people buying homes has dipped in the last few years, but single women remain better represented among buyers than single men. Today they are buying at roughly twice the rate.<br /><br />No one is really sure why men haven't caught up to women in home-buying, but “it may be as simple as most guys don’t get serious about housing until they meet the right woman,” said Walter Molony, a spokesman for NAR. In Hale Walker 's experience (a founder of Michigan Mutual, a mortgage lender in Port Huron, Mich.) single women are more proactive<br />these days in planning for their financial future, and they often approach a home purchase as a smart addition to their portfolio. He categorizes them with engineers and schoolteachers as the type of client who tends to be focused and organized.<br /><br />A 2012 blog post on Redfin revealed that women buying a home are more focused on whether they love it -- 46 percent of women first evaluate a home based on this, compared to 24 percent of men. Fifty-four percent of women and 76 percent of men evaluate a property based on cost and value. Interestingly, these women aren't against buying a<br />house that requires some work. "[Single women] are a very discriminating buyer," says Karen Krupsaw, Vice President of Real Estate Operations at Redfin, "I don't think they're unrealistic. They can see beyond the way [a property] may show as well as how they can fix it up and how it can be a dream home."<br /><br />Based on these stats, forget being homemakers—single women are now homebuyers! Why Using a Professional Photographer is Important When Selling Your Home
We live in a time where digital photos are everywhere. Take Instragram, Snapchat, Facebook and of course Pinterest as prime social media examples of where photos are instant forms of communication. It's because of these social networks that consumers demand a visually appealing online presence.
According to the National Association of Realtors, nine out of 10 home shoppers begin their search on the Web. Due to this listing photos can play a major role in how quickly your home sells, the home price it's listed at and of course even if it sells at all. "Photography is at the center of all your marketing," says Brian Balduf, chairman of VHT, ..."It's not just documenting that there is a house for sale. You want people to say, 'What a house,' " and be motivated enough to take action.
Research done by Redfin, a real-estate brokerage firm based out of Seattle, Washington shows that listings of homes with photos taken by professionals have about 61% more views than listings without—and that's across all price tiers. In addition, research from the National Association of Realtors, indicates that 98% of home buyers who searched for a home online said photos were among the most useful features of real-estate websites.
"When people are searching for homes, they search by price range, location [and the numbers of bedrooms and bathrooms]. But then once they have the list, the visual piece becomes a larger and more important part of the decision," says Jani Strand, spokeswoman for Redfin. "Photos are the first impression, and can generate interest and excitement, which leads to good offers."
In a study across 22 markets, Redfin found that homes priced between $200,000 and $1 million sold for an average of $3,400 to $11,200 more than their list prices when professionally photographed than homes with amateur photos. For homes priced between $400,000 and $499,999, the study found that homes professionally photographed sold for $11,200 more.
The study also found that homes that were professionally photographed also tended to sell faster. For instance, homes in the $400,000 range that were professionally photographed sold 21 days faster than those photographed with point-and-shoot cameras.
"I tell people you are hiring me to sell your home, and I can take pictures, but I am not a photographer. Being that 85% to 90% of buyers looking for homes look online, having professional photos to showcase your home is parallel to having an open house or showing. You must have a good showing for the opportunity to sell your home and it's often the same with professional photos. I have seen homes sell based on pictures and a virtual tour alone, without the buyer ever seeing the home in person. It can be somewhat nerve-wracking for the agents as you worry that the buyer may have buyer remorse when they see the home for the first time in person, but to date every buyer that I have experienced this type of home sale with loved their home!"
That's why I personally hire a professional photographer for 95% of my resale homes. Expert photography can often give a seller an edge in helping resale value to homeowners as well as offer professional grade depiction of what a client wants in home choice. Should You Buy or Sell Real Estate During the Holidays

Should you try to do that in November or December? If you're not picky about the home you intend to buy, the answer might be yes.
Sellers tend to avoid the end of the year due to the short days, wintry weather and the conventional wisdom that says buyers are otherwise occupied. But for those who do choose to sell at year end are often under pressure and highly motivated to cut a deal and that's why it might be a smart time to buy. Determined househunters can take advantage of sellers' urgency.
The biggest downside is the limited supply of for sale homes, which occurs mainly because sellers are so uninterested, but a couple of things are working to your advantage. There will be less competition for any house you do find and fall in love with and less competition should translate into a bigger discount. Prices are typically at a 12-month low in December, according to Realtor.com. Less competition from other buyers during the holiday season might mean you'll be able to negotiate a favorable price for a home you want to purchase. Still, with fewer homes from which to choose, you might have to lower expectations.
If you're a serious buyer, don't be shy about intruding into sellers' homes at a time normally reserved for family and friends. If a home is for sale, presumably the owners want sincerely interested buyers to see it. Indeed, sellers willing to keep their house on the market in winter may be more flexible in negotiating the terms of an offer; extending the time to close or agreeing to other cconcessions. <a href="https://web.archive.org/web/20201020062634/http://pic2.rewhosting.com/rein/images/1323210_1.jpg"><img src="https://web.archive.org/web/20201020062634im_/http://pic2.rewhosting.com/rein/images/1323210_1.jpg" alt="" width="250" height="200" /></a>
Of course, the downside to this end of the year shopping is diminished selection. The number of listings that come to market in the spring is 65% higher than October, November and December. Many people just don't want to focus on showings during the holidays. However, if you do see something you like, it's a good time to pull the trigger. With rates near record lows, you might be able to afford more house now than you would be able to in the spring when rates are expected to edge up. And lenders may be more willing to shave down fees at this off-peak time to gain your business.
Selling during the Holidays is also not all bad. The holiday season is generally known as the worst time to sell a home. While sales do tend to drop off between November and January, there are actually some good reasons to sell your home during these months:
Buyers are more serious. Anyone shopping for a home during the holidays probably has to buy before a certain deadline. January is a popular month for job transfers, so some buyers may be looking to relocate before the New Year. Investors may also want to close before the end of the year for tax reasons. If you live near a university, students and staff may be looking for homes between academic sessions. In Hampton Roads servicemen and women may be moving to the area. Work with your agent to target these motivated buyers.
Buyers have more time to househunt. Some buyers purposely wait until their families are together for holiday vacations to start looking for a home.
Lots of sellers take their homes off the market during the holidays, assuming no one will be buying at this time. Services are more available. Business slows down for real estate agents, lenders, home inspectors, appraisers and title companies during the holidays, so they all have more time to spend with clients.
Homes also show better in the winter. Decked out in lights and garland, homes often look their best during the holiday months.
The holidays are stressful enough without having to think about staging and open houses, so if you’re not truly motivated to sell, it’s probably best to wait a few months. But if you absolutely have to sell, don’t be discouraged. A good agent can take the burden off of your shoulders, giving you more time to enjoy the season.

Did you buy in the housing boom? Want to sell your home now?
Over the last year, I have heard from a few prospective sellers that say I made a bad decision and should have never bought when I did. You may have this same thought if you purchased your home in 2005 through 2009.
Let’s dig into this deeper.
For an example you purchased your home in Virginia Beach at the end of June 2005 for $300,000 dollars. Say today, it is worth $250,000. Say if you had rented a home of the same value – rent would be maybe $1,400 a month.

For a case study- We will use June 2012 as the ending point with would be 7 ½ years.
If you take $1400 a month in rent paid each month for 7 ½ year that is $16,800 x 7 ½ years or $1400 a month to 90 months = $126,000- Wow.
Now, don’t forget that the government gives you an opportunity to reduce your taxable income on your primary residence by the amount of interest paid on the loan.
Which would you rather have nothing for $126,000 or something that you can call home? Like many of you, I purchased my home in 2005 in the housing boom, but when I look at this way, I think to myself I am glad I was not renting all that time making someone else rich.
